1. Introduction
These Terms and Conditions (“Terms”, “Agreement”) constitute a legally binding agreement between All Building Certs Limited (Company No. 16902693), whose registered office is 56 Primrose Close, Luton, England, LU3 1EY (“we”, “us”, “our”) and you (“you”, “your”, “User”).
These Terms govern your use of www.allbuildingcerts.co.uk and any services provided by us (collectively, the “Website” and the “Services”).
By accessing the Website or placing an order, you confirm that you have read, understood, and agreed to be bound by these Terms.

We provide building compliance and certification services including, but not limited to:
Domestic and Commercial EPCs
Electrical Installation Condition Reports (EICR)
Gas Safety Certificates
Floor Plans
Fire Risk Assessments
PAT Testing
Bundled compliance packages
Services are provided within England only.
6. Payment Terms
Payments may be made online, over the phone, or by bank transfer. All major debit and credit cards are accepted.
Payment must be cleared at least 24 hours prior to the scheduled appointment. Failure to do so may result in cancellation or delay.
Payment confirmations are issued by email only. We do not send confirmations or receipts by post.
7. Your Obligations
You agree to:
Provide complete, accurate, and up-to-date information when placing an order
Notify us immediately of any inaccuracies
Ensure reasonable access to the property at the agreed appointment time
Ensure an adult (18+) is present during inspections
Where access cannot be gained due to circumstances outside our control, we reserve the right to recover reasonable costs incurred, including assessor attendance costs.
All reports and certificates are provided solely for your use and for the purpose disclosed at the time of order.
8. Engineers & Assessors
All inspections and assessments are carried out by independent third-party engineers or assessors.
By placing an order, you acknowledge that:
Services are provided by third-party professionals
All Building Certs Limited acts as an agent in arranging and paying assessors
You authorise us to make payment to assessors on your behalf
9. Liability
We shall not be liable for:
Errors arising from inaccurate or incomplete information supplied by you
Errors based on public registers or third-party information
Delays in delivery of reports or certificates
Loss of profits, business, opportunity, or indirect or consequential loss
Our total aggregate liability for direct loss shall not exceed the cost of the service provided.
Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, fraud, or any liability which cannot be excluded by law.
10. EPC Orders
By placing an EPC order, you acknowledge and authorise us to complete and lodge a new EPC, which may replace any existing EPC for the property, regardless of whether changes have been made.
11. Pricing
Prices quoted apply to properties located in England.
Pricing varies based on:
Property location
Property type and size
Number of consumer units and appliances
Scope of inspection
If information provided at booking is inaccurate, an additional fee may be required before reports or certificates are issued.
We reserve the right to cancel unpaid orders.
12. Cancellation & Rescheduling
You may cancel or reschedule an appointment by providing at least 24 hours’ notice during normal working hours.
We reserve the right to cancel any instruction after confirmation. Where this occurs, you will be contacted to discuss a refund where applicable.
13. EICR Inspections – Specific Terms
Scope
EICR inspections involve visual inspection, functional testing, and circuit testing, which may require temporary power disconnection and access to electrical components.
Minor Disturbance
Despite reasonable care, minor cosmetic disturbance may occur, including:
Small marks or chipping around sockets or consumer units
Disturbance to paintwork or plaster
We are not responsible for cosmetic repairs unless agreed in advance.
By proceeding, you acknowledge and accept these risks.
14. Data Protection
We process personal data in accordance with the UK GDPR and the Data Protection Act 2018.

15. Complaints Procedure
We aim to deal with complaints promptly and fairly.
Complaints will be acknowledged within 2 working days
We aim to resolve complaints within 2 weeks

16. Governing Law & Jurisdiction
These Terms shall be governed by the laws of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction.
