Gas Safety Certificate for Landlords

If you are a landlord, you are legally required to arrange a Gas Safety Check every 12 months. This ensures that all gas appliances and installations within your rental property are operating safely and efficiently. These obligations are set out under the Gas Safety (Installation and Use) Regulations 1998.

Regular gas safety checks help protect tenants from serious risks such as gas leaks, carbon monoxide poisoning, and appliance failure—while also keeping you compliant with the law.

Gas Safety Certificates & Legal Requirements Explained

Landlords must ensure that all gas appliances, pipework, chimneys, and flues in their rental property are inspected once every year by a qualified Gas Safe registered engineer.

After the inspection is completed, you will be issued with a Gas Safety Certificate, also known as a CP12 Certificate.

Your Responsibilities as a Landlord

  • Provide a copy of the Gas Safety Certificate to existing tenants within 28 days of the inspection

  • Supply a valid certificate to new tenants before they move in

  • Keep records of previous certificates for at least two years

Failure to comply with gas safety regulations can result in fines, invalidated insurance, or legal action—so staying up to date is essential. owners make informed decisions.

Frequently asked questions

Who requires an EPC?

From 21 May 2010, it has been a legal requirement in the UK to obtain an Energy Performance Certificate (EPC) when placing a property on the market for sale or rent. This applies to both residential and commercial properties. Furthermore, since April 2018, properties must achieve a minimum EPC rating of ‘E’ in order to be lawfully let to tenants.

Who is responsible for obtaining an EPC?

When selling or renting a property, the seller or landlord is legally responsible for providing a valid Energy Performance Certificate (EPC). The certificate must be made available to prospective buyers or tenants before a sale or lease agreement is entered into.

For new-build properties, responsibility lies with the person carrying out the construction works. They must provide the EPC to the property owner and confirm completion to the Building Control Officer or Approved Inspector within the required timeframe.

The cost of the EPC survey is payable by the property owner or landlord. We offer highly competitive pricing for all EPC assessments.

The EPC survey is a non-invasive visual inspection, with all relevant information gathered during the site visit. Where certain elements cannot be visually confirmed—such as cavity wall insulation—supporting documentation will be required in order to include these measures within the certificate.

Can I market or rent the property before I receive the EPC?

Once an EPC has been ordered and paid for, you are permitted to market your property for sale or advertise it for rent. We will provide immediate confirmation of your booking once the EPC has been arranged.

Can An EPC Fail?

Once an EPC has been completed, the property will be issued with an energy efficiency rating ranging from A (most efficient) to G (least efficient). Properties being sold do not fail an EPC assessment.

However, since April 2018, it has been a legal requirement for rental properties to achieve a minimum EPC rating of ‘E’, unless a valid exemption applies. For further information, please contact us on +44 7415 414599.
